OMG BRANGELINA WERE IN BUDAPEST THIS PAST WEEKEND LOOKING AT FLATS!!!

brangelina.jpgIt looks like we picked the wrong week to go on semi-hiatus, because – are you ready – BRANGELINA WERE IN BUDAPEST THIS PAST WEEKEND LOOKING AT FLATS!!! And yes, by “Brangelina” we mean Brad Pitt and Angelina Jolie – as well as a bunch of their kids – and by “Budapest” we mean Budapest! According to various reports, the two were in town looking for a place to stay while Jolie is directing a film set in Bosnia during the Balkan warns, meaning that BRAD AND ANGELINA COULD BE STAYING IN BUDAPEST FOR MONTHS!!!. No idea if they found a suitable place, but whatever they do settle on will doubtless be swankier than where Brad stayed on his first trip to Budapest. So again to recap today’s report, BRANGELINA WERE IN BUDAPEST THIS PAST WEEKEND LOOKING AT FLATS!!! and quite possibly BRAD AND ANGELINA COULD BE STAYING IN BUDAPEST FOR MONTHS!!! UPDATE: Seems they are considering a 700-sqm castle in Buda built in Classicism style which costs Ft 6 million (€21,000) per month. [borsonline.hu]

    Brangelina? Who cares… Are you kidding? “No idea if they found a SUITABLE PLACE”???? Are you joking? I have been to a home in Buda where the swimming pool was INSIDE the house and had a heli-pad, tennis courts and bowling alley. What else would they need other than a soft bed to make a few dozen more left wing, ultra-liberal kids.

    Anything is possible as long as you have “Park Avenue” money to spend in Budapest. I have bought and sold homes, flats and property in 10 nations (including Hungary) and can tell you they will have no problem finding a luxury flat for around $10,000 USD a month. On the other hand… I just bought a 32 Million FT. flat in Buda district XII for 15 million FT cash. People have lost their asses on homes, flats, land in the past few years. Your money is like super-expensive decorative paper or intricate stamps. Good food though…

    So, is that how bad the property – real estate market has gotten in Buda/Pest??

    30-50% of asking price if paying in cash?? If so, I might buy something. LOL

    What is your stragedy? do you just put in blanket offers and see who takes the 50% haircut? Bank sale???

    sell my old Volvo, ill just go “Its worth its worth huf 80 trillion but ill
    let you have it for 2 mill” The Budapest property market has been
    extremely overrated since 1995….. People got what they asked for,
    except from the creeps (Csipak Peter et al) who got filthy rich. Fuck
    this country!

    I called a few friends and expats that reside and own property in Budapest over the weekend to get a clear picture of the property market dynamics in the resdential market. General synopsis of what they said:

    a.) Unheard of to get a 50% plus discount onproperty in Budapest
    b.) Usually a 30% discount is able to be had if paying in cash and the sale is or urgent nature-possible but not routine
    c.) Discounts are easy to be had in undesirable areas
    d.) Generally the market is extremely slow due to changes in mortgage approvals process. Lots of overpriced property and years of inventory on the market
    e.) In better areas of Budapest, like district 12, property still holds its value. But never sel for asking price.
    f.) Best deals are to be had on older properties- not new builds, properties that have been on the market a while, also, cash is king. If paying in cash and willing to take immediate possession, great deals to be had due to obscence levels of inventory on the market.

    Listen to the Canadian. One statement says it all. “Cash is King”. Banks don’t lend and the economy is in the dump. No cash, no good deal. You can calculate a good deal by the following simple calculation. “How much would it cost to build the flat or house if I build it this year?” Then take 50% off.

Let’s see. what costs more to build? 1. 10x15m heated indoor swimming pool with panoramic windows, lighting, air conditioning, bar and recreation area. OR 2. A heli-pad for emergency use on top of a concrete roofed, flat garage? Well john, as far as I know, it doesn’t cost anything to make a flat roof atop a garage. It’s just the way it’s initially designed. The parking garage doesn’t get a typical roof, it gets a f l a t o n e… Hmmmm? Tell your mother to make stuffed cabbage or kocsonya today. Your brain needs a bit of protein.

    Thanks for that enlightening response. For some reason I thought the helipad was getting regular use (you never mentioned ‘emergency’ in your post). I have a thing for copters, I have a pool in my garden (yes, it’s outdoors and yes it has no panoramic view). Pools just don’t get me as hard as copters do…but that’s me.

    Other thing about me is the issue is with me never having been on meds rather than being off them atm… Just envision how crazy THAT makes me….
